Homeowners, contractors and property managers are faced with the “repair or replace” decision on all types of roofing. The surface of a clay or concrete tile roof does not provide the same insight to remaining longevity that viewing rotting shakes or decaying asphalt shingles can.

• • Is this a “minor” leak, something that can be resolved in a service call?
  • Has deferred maintenance caused a blockage or overflow of a flashing that is otherwise in good condition?
  • Or is it sign of a more comprehensive failure that must be addressed?

Every roof is different, so we will look at a variety of common items and show the value of forensic inspections that view the flashing and underlayment system of a tile roof, before prescribing a solution.
